Thailand Long-Term Resident (LTR) Visa — Wealthy Global Citizen

Thailand Investor Visa — LTR

Open verified 2026-09-20 · boi.go.th

Thailand grants the Long-Term Resident (LTR) visa, Wealthy Global Citizen branch, to applicants with assets of at least USD 1 million who have invested at least USD 500,000 in Thailand; the visa is valid for ten years but permits a stay for the first five only, and the remaining five require eligibility to be reconfirmed. The route sets no minimum days of presence but requires every condition to be kept; according to Prosperous Intelligence the Thai passport, issued to citizens rather than to holders of this visa, reaches 70 destinations without applying for a consular visa in advance.

Programme overview

  • Official programme name: Thailand Long-Term Resident (LTR) Visa — Wealthy Global Citizen
  • Website: ltr.boi.go.th
  • Regulator: Office of the Board of Investment

Minimum capital threshold

Two thresholds stack. First, domestic and foreign assets appraised at a total value of at least USD 1 million as of the date of application. Second, investment in Thailand in the applicant name of at least USD 500,000, which must already have been invested or owned before the date of application.

The list in Announcement No. Por. 3/2568 is wider than the one printed on the programme summary page, covering Thai Government bonds issued by the Ministry of Finance with a remaining time to maturity of at least five years as of the date of application.

Direct investment in a private limited company or public limited company, or investment in a venture capital company or a private equity trust company registered with the Securities and Exchange Commission or certified by the relevant authorities; and property.

The third condition can be met in one of three ways. The first is a health insurance policy covering medical expenses in Thailand of at least USD 50,000, with a remaining coverage period of at least ten months as of the date the letter of qualification endorsement is issued.

The second is evidence of social security benefits covering medical expenses in Thailand. The third is a deposit balance of at least USD 100,000 in a bank account in Thailand or abroad, retained for at least twelve months as of the date of application.

This category carries no minimum income requirement — the other three LTR categories do. And the administering agency states that every condition must be maintained for the length of the visa, including investment amounts, bank account balances and insurance coverage

What is granted is not merely permission to stay but a package of privileges, and it only reads correctly as a package.

The authority lists seven items, of which this group receives four that are operational in nature:

A fast-track lane at Thailand’s international airports; a multiple re-entry permit; the right to work in Thailand through a digital work permit; and immigration and work permit facilitation at the One Stop Service Centre dedicated to visas and work permits.

The right to work is the most consequential, because it separates this route from passive residence schemes — the holder does not have to choose between staying and working.

One item on the list does not apply to this group although it is often attributed to the programme as a whole: the 17 per cent personal income tax rate is reserved for highly skilled professionals.

And the name needs reading carefully before anything is compared: LTR is not one route but four parallel routes — Wealthy Global Citizen, Wealthy Pensioners, Work-from-Thailand Professionals and Highly Skilled Professionals — each with its own set of conditions, so a statement true of one may be false of another.

This record is the Wealthy Global Citizen branch.

Published processing time

The visa is valid for ten years, but the Immigration Bureau grants a stay permit for the first five years only; the remaining five require the holder to reconfirm eligibility, and that second validation carries no visa fee.

Four points inside the process are worth holding. The qualifications endorsement result is notified within twenty working days, split into three working days of screening and seventeen working days for the relevant agencies to consider, and it may take longer if additional documents are requested.

Each time documents are requested, an applicant who does not provide them within thirty days may have the application rejected for lack of the information needed to process it further.

The endorsement result is valid for sixty days from the date the Notification of qualification endorsement is issued; let it expire before booking an appointment and collecting the visa and the whole qualifications endorsement must be applied for again.

Pre-approval before visa issuance takes one to three working days, and a work permit for those employed in Thailand takes three to five working days.

One sentence closes off every avenue of appeal — the agency states that any decision or judgment made by the government agency regarding the LTR visa qualification endorsement result is considered final and binding

Physical residence requirement

The Board of Investment programme page sets no minimum number of days to be spent in Thailand. In place of a day count, the obligation is to maintain the conditions.

The general note for every LTR category says that every requirement has to stay in place for as long as the visa lasts, the invested sums, bank balances and insurance cover included. For this category that means the investment in Thailand and the asset level declared at application.

Two administrative duties are relaxed. The holder reports their address once a year instead of every 90 days, and no re-entry permit has to be obtained for each trip in and out of Thailand.

An LTR holder can therefore spend most of the year elsewhere without losing status, provided the investment and assets remain in place. What the published page does not address is tax status after more than 180 days in Thailand; that is recorded in the tax cell of this page.

Dependants admitted

The scope covers a spouse and children under twenty, to a maximum of four dependants per LTR visa holder. Three attached conditions decide whether this is workable in practice.

First, each dependant must meet a financial condition in their own right rather than shelter under the principal applicant’s.

The condition is health insurance covering at least USD 50,000, or current entitlement to social security benefits in Thailand, or maintaining at least USD 25,000 per dependant in an account held in the name of the principal applicant or of the dependant.

So a family using all four places and taking the deposit route needs a further USD 100,000.

Second, the age of twenty is not only a condition at filing but a termination point: the authority states that children are granted a dependant’s visa until twenty years of age, so a nineteen-year-old may be granted one and hold it for roughly a year.

Third, the scope of marriage is stated explicitly in both directions: same-sex marriages are now recognised as eligible under the dependant category, while unregistered partnerships are not currently recognised under Thai law and are therefore not eligible.

Procedurally, each dependant must open a separate account on the application system, one account per person, and the file must include a consent form for sponsorship confirming the family relationship with the principal applicant.

Visa-free destinations

The status this programme grants, whether a visa or a residence permit, does not replace the holder's passport. The holder still travels on the passport of their own country, so the figure below belongs to the Thailand passport and becomes the holder's only once they are issued a Thailand passport.

According to the Passport Index of Prosperous Intelligence, on data dated 30 September 2026, the Thailand passport reaches 70 destinations without applying for a consular visa in advance. The figure combines three forms of entry and does not count an e-Visa that must be obtained beforehand:

Form of entryDestinations
Visa-free42
Visa on arrival24
Electronic travel authorisation (eTA)4
Total, the Passport Index figure70
e-Visa obtained in advance, not counted56

It is therefore a measure of how easily the holder travels, not a count of visa-free countries in the narrow sense.

For comparison, on the same source and the same method of counting, the Vietnamese passport reaches 44 destinations. The two lists of destinations do not nest inside one another, so the difference is an indication rather than a list of places newly opened.

Prosperous Intelligence dates its data and advises checking with the destination’s official authorities before travelling.

Tax obligations arising

The 17 per cent figure is often attached to the whole programme but does not apply to this category.

Section 3 of the Royal Decree issued under the Revenue Code No. 743 B.E. 2565 (2022) reduces the withholding rate to 17 per cent only for a foreigner categorised as a high-skilled professional employed by a business in the targeted industries.

The Wealthy Global Citizen sits in Section 5, a different provision, which exempts personal income tax on assessable income under Section 40 of the Revenue Code derived in the previous tax year from an employment, or from business carried on abroad, or from a property situated abroad, and brought into Thailand.

The words previous tax year are the narrowest part of the clause, since they describe income of an earlier year remitted later, not income arising and remitted within the same year. The relief does not run by itself.

Section 6 requires the beneficiary to meet the conditions prescribed by the Director-General of the Revenue Department.

Notification of the Director-General regarding Income Tax No. 427 of 26 August 2022 sets two, namely being granted an LTR visa and continuing to meet the rules and conditions on the LTR visa prescribed by the Office of the Board of Investment.

Section 7 states the consequence of failure, that in any tax year in which the beneficiary no longer complies the benefits are suspended in that tax year.

A breach on the immigration side therefore costs the relief on the tax side. LTR visa holders with income in Thailand apply for a Taxpayer Identification Number at any Revenue Department office nationwide

Mandatory costs beyond the investment

The processing fee for the 10-year multiple-entry visa is 50,000 baht per person when collected in Thailand. The published page states that it may be considerably more when collected overseas or through the e-visa route, and that it also depends on each country's exchange rate.

Because the fee is charged per person, each accompanying dependant is a separate fee. A family of four collecting in Thailand pays 200,000 baht for this item alone.

The fee arises only after the letter of qualification endorsement, and the endorsed applicant has 60 days from the date of that letter to book visa issuance at a Thai embassy or consulate-general abroad or at the One Stop Service Center in Bangkok.

An LTR holder working for an entity in Thailand must apply for a digital work permit immediately after receiving the visa or before starting work. The fee to maintain it is 3,000 baht a year; while the request is being processed, the holder may temporarily work without it.

Health insurance is a recurring cost where the applicant chooses to meet the health condition through an insurance policy. The alternatives to that condition are recorded in the capital threshold cell of this page.
